Roof Intelligence

Overview

Roof Intelligence reads roofs from public aerial imagery and tells you what it found — and, just as plainly, what it could not see. It shows up in two places: a condition report on a job you're already quoting, and Territory, a worst-first list of properties in the areas you work.

It's a paid add-on. It bills on top of your existing plan rather than being bundled into a tier, so you only pay for it if roofs are your business.

Setell does not estimate roof age, and never has. It reports what a check could measure on a specific capture — findings, confidence, and the checks it refused to run. A number with no verdict beside it invites you to invent one, and "it's old" is the guess this feature exists to replace.

Before you start

• You need a paid plan (Solo, Business, or Pro) that's billed through Setell. The add-on attaches to that subscription.
• If your plan was bought in the Setell mobile app, the add-on can't be added from the web — mobile-store billing can't carry a second item. See docs/account/plans.
• Nothing to install. Coverage comes from public sources, so there's no imagery account to connect.

Turn it on

1. Go to Settings → Billing.
2. Find the Roof Intelligence block under your plan.
3. Click Add Roof Intelligence.
4. The add-on is added to your existing subscription and the card on file is charged right away — there's no separate checkout to complete.

The block shows Active once it's on. If your account was comped by Setell, it reads "Included with your account" and there's nothing to remove.

Turn it off

1. Settings → Billing → Remove add-on.
2. The add-on comes off your subscription and the unused portion is credited on your next invoice.

Access stops when the add-on stops — and also if your underlying plan lapses. Roof records already on your jobs aren't deleted; you just can't read new ones.

• A condition report on a job — findings, the picture they were read from, and the checks that couldn't run. See docs/roof/report.

• Studio and your own agent — ask Setell for a roof read or an area scan in plain language, instead of clicking through. See docs/studio/what-you-can-ask and docs/mcp/capabilities.

What happens next

• Reads are on demand. Nothing runs until you ask — opening a job doesn't spend a scan.
• Results are kept, so re-opening a job you've already read is instant.
• Coverage and sharpness vary by area. Where only the national 30 cm imagery floor is available, the report says so first, before any measurement.

Troubleshooting

• I don't see the Roof Intelligence block in Billing. It only appears once you're on a Setell-billed paid plan. On Free, upgrade first (docs/account/upgrade-billing). On a mobile-store plan, it won't appear at all.
• The Territory page shows me an offer instead of the map. The add-on isn't active on your account. The page checks before it renders, so you see the offer rather than a form that would refuse you.
• I added it but a job still shows the locked panel. Refresh the job page. If it persists → docs/reference/troubleshooting.
• "Nothing flagged" on a roof I know is bad. That means nothing rose above that capture's detection floor — not that the roof is fine. Check the refusals list; the checks that matter may not have run. See docs/roof/report.

FAQ

• Is this included in Pro? No. It's an add-on on top of any Setell-billed paid plan, including Pro.
• Does it tell me how old a roof is? No. It reports findings it could measure and names what it couldn't assess.
• Where does the imagery come from? Public aerial sources and public building footprints. There's no third-party imagery account to bring.
• Can my customer see this? No. It's internal scoping evidence and never renders on the Deal Room.
• Does it work everywhere? Coverage is national at the base resolution, sharper in some areas. The report always tells you which you got.
