The owner-facing roof report

Territory tells you which roofs are worth a look. The roof report is the document you hand the owner: their roof as photographed, what was measured on it, what aerial imagery cannot check, how it reads against its neighbours, and one recommendation — closing on a free on-site assessment to evaluate the health, quality, and maintenance needs of the roof. It educates; it never quotes. Pricing comes later, after the visit.
The honesty is the sales argument. The report names every check that could not run from the air, then offers the on-site assessment as the way to resolve exactly those. An owner who can see the limits of the read has a reason to book the visit.
The report never claims a roof's age or remaining life. That inference was tested against real permit records and does not work from imagery — so it isn't in the product, and a report that somehow contained such a claim would refuse to render at all.
Before you start
- The Roof Intelligence add-on has to be active. See
docs/roof/overview. - The building needs a scored read — run a Territory scan first (
docs/roof/territory). - For the property section (address, owner of record, year built, value), open the record once so the county lookup has run. No county record just means the report ships without that section.
Generate a report
- Open the roof from the Territory map or the prospect list.
- Click Roof report (PDF).
- The report opens in a new tab, ready to save or print.
The picture in the report is the exact frame the findings were measured on, with each finding marked where it was seen. When that frame can't be reproduced, the report says so plainly and lists the findings without markers — it never draws markers on a different picture.
What's in it
- The roof, as photographed — capture date, verified resolution, and the source named.
- The property — the county's own public record: address, owner of record, year built, building area, market value.
- What was measured — each finding with its severity and confidence.
- What this report could not check — every skipped check, with the reason. Printed at the same weight as the findings, on purpose.
- How it compares on its own street — this roof against its neighbours in the same photograph. Same capture, same light, so the comparison is fair.
- The recommendation — one of six fixed calls: monitor, drainage & deck attention, surface attention, equipment & object review, priority assessment, or not assessable from imagery. Always with the measured evidence that produced it.
- The free assessment offer — what an on-site visit resolves, item by item. No cost, no obligation, no pricing anywhere in the document.
Ask Setell instead

Troubleshooting
- The button says the report won't render. The report failed its own honesty checks — for example, the stored read predates the current vocabulary. Re-run the analysis on newer imagery.
- No property section. The county record hasn't been looked up yet (open the record once), or Setell doesn't cover that county yet.
- No picture in the PDF. The analysed frame couldn't be reproduced right now, or the hourly imagery budget was spent. The report states this; the findings stand.

FAQ
- Can I send this to the customer? Yes — that's what it's for. It's the owner-facing half; the per-job condition read (
docs/roof/report) stays your internal scoping tool. - Does it say how old the roof is? No, and it never will from imagery alone. See the note above.
- Why does it list what wasn't checked? Because silence reads as "checked, clean." The refusals are what make the findings — and the assessment offer — credible.
- Does generating one cost a quote credit? No. It's not metered against AI quotes or AI messages.
