The roof condition report

Overview

When a job has a site address, Setell can read that roof from public aerial imagery and show you what it found — before you drive out. The report sits on the job page, beside the quote, as scoping evidence.

It is deliberately not a verdict on the roof. It's a list of what specific checks could measure on one capture, with the checks that couldn't run named just as plainly.

The refusals are the point. Silence about a defect class reads as "checked, clean" — so Setell names every class it did not assess and why. A read you can see the limits of is a read you can bring to a customer.

Before you start

  • The Roof Intelligence add-on has to be active. See docs/roof/overview.
  • The job needs a site address. Add one on the job page — see docs/quotes/job-site-data.

Read a roof

  1. Open the job.
  2. Find the Roof panel below the quote.
  3. Click to run the read.
  4. Setell locates the building, pulls the best available public imagery for it, and runs its checks. Give it a few seconds — this is a live lookup, not a cached page.

Nothing runs until you click. Opening a job never spends a read on its own.

What the report tells you

  • The imagery it used — and, when only the national 30 cm floor was available, it says so first, before any measurement. A resolution caveat that arrives after the numbers has already misled you.
  • Findings — what was detected, each with a severity: Priority, Attention, or Observation.
  • What it couldn't check — the defect classes skipped on this capture, and the reason (usually the imagery is too coarse for that class, or there's no elevation data).
  • The picture — the actual frame the findings were read from, so you can look at what Setell looked at.

The classes Setell can report on include standing water and drainage, structural deflection, rooftop equipment, surface staining, light areas and patching, discolouration, foreign objects, granule loss, individual shingle damage, membrane seam condition, hail bruising, and moisture intrusion. Which of those actually run depends on how sharp the capture is.

Ask Setell instead

You don't have to use the panel. In Studio: "What's the roof like at 412 Oak Street?" or "Read the roof on the Henderson job." Setell returns the same findings and the same refusals — see docs/studio/what-you-can-ask.

What happens next

  • The read is saved to the job, so opening it again is instant.
  • Findings are yours to use in scoping and in the quote — nothing is added to the quote automatically.
  • The report never appears on the customer's Deal Room. It's internal.

Troubleshooting

  • The panel is locked. The add-on isn't active — see docs/roof/overview.
  • There's no Roof panel on this job. The job has no site address yet. Add one (docs/quotes/job-site-data).
  • "Nothing flagged." Nothing rose above this capture's detection floor. That is not the same as a clean roof — read the refusals to see which checks ran at all.
  • "Not read yet." No check could run on this capture: the imagery was too coarse, or there was no elevation data for the building. Not a clean roof — a roof nobody has read.
  • It couldn't find the building. The address geocoded somewhere unexpected, or there's no public footprint for it. Check the site address on the job.
  • Most classes came back refused. You're on coarse imagery for that area. The fine defect classes need sharper captures than the national floor provides.

FAQ

  • Does this tell me the roof's age? No. Setell reports measurable findings, not age.
  • Can I send it to the customer? Not as a Setell document — it's operator-only. Use it to scope the job and write the quote.
  • Does running a read cost me a quote credit? No. It's not metered against AI quotes or AI messages.
  • How current is the imagery? It's whatever the best available public capture is for that building. The report names the capture it used.
  • Can I re-run it? Yes — re-read the roof at any time.
